Begun as a land development and brokerage business in the mid 1960’s in King County, Washington, GCR has developed its focus upon investigations of the public land records so as to produce evidence that assists in resolving contemporary real estate property issues and controversies.

Its specialty areas of study, research, discovery, and evidence production include historically created railroad rights of way, public and private road rights of way, historically legally subdivided lots, previously created and established property rights, historic land use and property laws, abstract of title research, and forensic chain of title research.

Whether consulting to attorneys or directly to property owners, GCR’s examinations of the public land records often span more than 100 years of retained archives. Equally important, historic property and land use laws are also considered.

GCR generally initiates its property research and evidence production assignments with the archived federal and territorial records, documents, maps, and public notices generated in Washington D. C. and at the Olympia Land Office in the Territory of Washington prior to the issuance of the Federal Patent. GCR’s property research subsequent to the issuance of the Patent then covers nearly 100 years of both recorded and non-recorded matters of public record retrieved from many sources, including documents stored in GCR’s own data bases.

GCR has demonstrated ability and developed a reputation for its factual historic document production in investigations and comparative studies. Clients’ land use issues and legal battles often turn on GCR’s ability to discover subjective information and documents that heretofore seem to have been overlooked or were merely absent from the public records. Its objective and comparative studies include the historic vernacular use of language.
